Owners of rented houses in multiple occupation (HMOs) are required by the Housing Act 2004 to have them licensed by the Council where they are occupied by five or more people forming more than one household.
Please note that new legislation has now been introduced which will affect which HMOs need to be licensed, and will impose new licence conditions upon HMOs. See our News Page for more information. We regret that that we currently have a substantial backlog of licensing work, and as a consequence we cannot offer any estimates on timescales for the issuing of licences or the inspection of properties. Provided that you have submitted a complete licence application, it will be lawful for you to operate your property as a licensable HMO.
