Planning application fees

Planning fee increase effective from 6 December 2023

Legislative amendments to increase planning application fees [https://www.legislation.gov.uk/uksi/2023/1197/contents/made] have now been formally “made” and took effect from 6 December 2023. Amongst these changes are:

  • An increase in planning application fees by 25% across the board, which will rise to 35% for major schemes based on the legislative interpretation of ‘major development’ [https://www.legislation.gov.uk/uksi/2015/595/article/2#term-major-development].
  • the provision for a ‘free go’ on application resubmissions will be removed, but individual applications that were already eligible for a free resubmission prior to the change (i.e. before 6 December 2023) will remain so.
  • An annual rise in application fees linked to inflation (capped at 10% every April from 2025 onwards).

The Town and Country Planning (Fees for Applications, Deemed Applications, Requests and Site Visits) (England) (Amendment) Regulations 2023.

These Regulations amend the Town and Country Planning (Fees for Applications, Deemed Applications, Requests and Site Visits) (England) Regulations 2012 (S.I. 2012/2920) (“the 2012 Fees Regulations”).

£35 is charged for refunds of any fees submitted as part of a planning application.

Site searches and planning decisions

Copy of decision notices

If you want us to copy a planning decision notice for you, it will be £30 per copy of decision. All decision notices are available from our online planning register [https://planandregulatory.coventry.gov.uk/planning/index.html] free of charge.

Informal planning search

If you want us to prepare a list of planning applications that relate to a property or site there will be a charge for this. You will need to provide us with a location plan that clearly identifies the extent of the area you require. Once this has been received along with our initial appraisal fee we will advise you of the particular cost of preparing the site history based on the fee schedule below.

  • List of applications relating to a site: £45 (inc. VAT) per site.
  • Supplementary question relating to search results (charge per decision reviewed) *: £45 (inc. VAT)
  • Planning history search with details of any restrictive permitted development conditions: £75 (inc VAT)

* Any supplementary question that asks us to confirm the use of status of a property or site cannot be answered and you will be advised to apply for a Lawful Development Certificate [https://www.coventry.gov.uk/planning-2/making-planning-application/3].

Copies of Legal Agreements, Notices and Orders

All decision notices and application documents are available from our online planning register [https://planandregulatory.coventry.gov.uk/planning/index.html] free of charge. If you want us to copy it for you the following charges apply:

Section 106 Legal Agreements [https://www.coventry.gov.uk/planning-policy/developer-contributions/2]

All Section 106 agreements and Unilateral Undertakings are available to download via our online map [/info/110/planning_applications/1333/online_planning_map].

  • A copy of Section 106 Legal Agreement: £27 (incl. VAT)
  • Confirmation that an obligation has been discharged/fulfilled: £41 (incl. VAT) per obligation.
  • For new section 106 agreements, the Council will request a minimum of £1000 per obligation as a contribution towards the Council's costs of monitoring the implementation and performance of the agreement.

If you want the Planning Team to provide paper copies of a notice or you wish to remove details of an old enforcement notice from your property then the following charges apply

If you want the Planning Team to provide paper copies of an order the following charge applies:
