Coventry Landlord Accreditation Scheme Audit

All members of the Coventry Landlord Accreditation Scheme might be subject to an audit during the lifetime of their accreditation. We will select members for an audit at random or, if we receive a serious complaint about their conduct or management of properties, or if we discover serious problems with one of the properties that they own/manage.

The aim of the audit is to ensure that the properties that you own or manage are in a good and safe condition, have all relevant safety checks and are well managed. In order to establish that, we carry out the following activities:

  • Reviewing pending CLAS applications
  • Reviewing records with CLAS certificates issued – requesting up to date information if necessary
  • Auditing accredited landlord/agents – records for audit will be selected at random or following an internal or external complaint.

As part of the audit, we will:

  • ask for up to date list of properties owned or managed by the applicant;
  • ask to provide copies of few selected certificates, to check if they are valid;
  • check a membership of relevant schemes (mainly for estate agents);
  • check if any housing law breaches occurred since the accreditation was issued;
  • we might inspect one or two properties owned/managed by the applicant. In most of the cases, the inspections would be already scheduled as part of licensing process, so there will be no additional visits arranged.

There are three possible outcomes of the audit:

  • Pass – no further action is required, accreditation status is not affected
  • Concern – some concerns were identified during an audit; the accreditation is not being revoked at this occasion; however we might carry out another audit to see if there are improvements
  • Fail – serious issues were identified during the audit; the accreditation is being revoked.

Note: All information provided as part of the CLAS application form/audit will be processed in line with Coventry City Council’s Privacy Policy and will not be shared with 3rd parties.
