The Council has used new enforcement powers available, following the introduction of the Renters’ Rights Act 2025, to take action against landlords for breaches of tenancy law.
Since the relevant provisions came into force on 1 May 2026, the Council’s Safer Housing Team has imposed two financial penalties relating to unlawful eviction offences under the Protection from Eviction Act 1977 and two further financial penalties relating to breaches of the Housing Act 1988.
Under the new enforcement regime, local authorities can impose financial penalties of up to £7,000 for specified breaches of tenancy law. For offences where prosecution is available, a financial penalty of up to £40,000 may be imposed as an alternative to prosecution.
Councillor John McNicholas, Cabinet Member for Community Safety and Cohesion said: "This sends out a clear message to landlords that Coventry City Council will do all it can to protect its residents from unlawful eviction and harassment. I’d really like to encourage tenants to get in touch.”
“It reflects our commitment to ensuring homes in the private rented sector are properly managed and that tenants are afforded the security that they need during the current cost of living crisis.
“There are clear legal procedures which landlords must follow when seeking possession of a property. Where those requirements are not followed, the Council will use the enforcement powers available to it to protect tenants.”
