Especially common when a homeowner is looking to sell their house.

Should you have building works on your property that requires building control approval, you will require a ‘regularisation’ (or RA) application.

This type of application has its own fee column on our fee schedule.

(Regularisation applications are VAT exempt.)

After submitting the application and paying the associated fee based on the description of the building works completed, you need to arrange for an inspection to be carried out.

Submission of plans with your RA application (even if only basic) are recommended, and often will help the registered building inspector (RBI) complete their inspections.

To complete the inspection phase of this type of application, it is likely that the homeowner or principal contractor of the works will be required to ‘lay open’ or expose parts of the completed building works.

This will be at the discretion of the homeowner and not Coventry City Council.

The recommendation is to speak with an RBI before your first inspection, who typically will be able to direct on where they will need to inspect.

Once the inspections are complete and the RBI confirms the building works undertaken complies with building regulations then a completion certificate will be issued (this can take up to 8 weeks).

Note:

Building Works completed before 11 November 1985, do not require regularisation.

The completed building works that require regularisation, will need to comply with building regulations at the time of the works being completed.
